Originally a single-family dwelling, this property presented an opportunity to unlock significantly greater long-term value through strategic planning, zoning analysis, and full-scale renovation.

NorthPeak Homes approached the project with a clear objective: transform an underutilized asset into a functional, income-generating multi-unit property aligned with evolving housing demand in Kingston.

 

 

 At the outset, the property was underutilized and did not reflect the highest and best use of the site. NorthPeak Homes began with a detailed review of zoning and planning requirements to determine what was achievable from both a compliance and long-term value perspective.

Through that process, we identified a clear opportunity to reconfigure the home into self-contained residential units, better aligned with current housing demand in Kingston.

The scope of work included a full interior renovation and reconfiguration of the layout to support independent living spaces. Each unit was designed to function on its own, with the installation of separate electrical and water services, along with updated civic addressing to formalize the conversion.

Beyond the structural changes, the home was completely modernized with updated finishes, improved flow, and a layout designed for durability and long-term performance.

The end result is a clean, efficient multi-unit property that supports both tenant comfort and investor stability — while significantly increasing the overall utility and value of the asset.
