This project involved the construction of six homes across three semi-detached buildings in a growing Odessa neighbourhood. Designed to maximize land efficiency without compromising quality, the homes feature owner-occupant–focused finishes and functional layouts. The result is a scalable, thoughtfully executed housing solution well suited to both end users and long-term investors.
Design & Site Planning
Each semi-attached home was designed with mirrored floor plans to maintain architectural symmetry while maximizing interior functionality. Individual front entries, integrated garages, and articulated façades were used to ensure each unit reads as a distinct home rather than a multi-unit block.
The site layout prioritized clean street presence, functional driveway access, and consistent setbacks across all three buildings. Massing and rooflines were carefully coordinated to create visual continuity across the development while allowing each pair of units to function independently.
The main floors feature open-concept kitchen, dining, and living areas with strong sightlines and natural light, complemented by modern cabinetry, large islands, solid-surface countertops, and contemporary lighting. Upper levels include well-proportioned bedrooms, full bathrooms, and dedicated laundry areas, with centrally located staircases and durable, neutral finishes selected for long-term performance. Exteriors combine stone veneer at grade with complementary siding above, integrated garages, and covered entries to create a cohesive streetscape, all constructed in accordance with Ontario Building Code requirements. The project demonstrates NorthPeak Homes’ ability to deliver repeatable, neighborhood-scale semi-detached housing that balances density, livability, durability, and consistent market appeal.
