Background
These homes were designed differently from a typical semi-detached build. Instead of sharing living-space walls, the units connect only at the garage — improving privacy, acoustic separation, fire safety, and overall market appeal while still maintaining the density advantages of a semi-detached configuration.
Each home offers approximately 1,895 sq. ft. (176 m²) of living space, an attached garage with a dedicated driveway, an open-concept main floor, three bedrooms including a primary suite with ensuite, and a full basement planned for future finishing. Exterior finishes combine durable stone veneer and horizontal siding, complemented by articulated rooflines and covered front porches for strong curb appeal.
Severance and approval timelines delayed the building permit until September 2021, pushing construction into late fall and winter. NorthPeak managed cold-weather concrete and framing, temporary protection, and careful sequencing to maintain schedule and quality. The homes were completed fully weather-tight and built to current Ontario Building Code standards, including energy-efficient assemblies, fire-rated separations, and modern mechanical systems.
The result was the successful transformation of an underutilized parcel into two fully compliant, market-ready homes — demonstrating NorthPeak’s ability to navigate land entitlement risk, protect project density, and execute efficiently even under challenging seasonal conditions.
