During the design phase, the Summit model was carefully reworked to fully utilize zoning and setback allowances, resulting in an approximately 150 sq. ft. increase over the standard plan. This expansion improved room proportions and interior flow without altering the bungalow’s balanced street-facing profile.
The exterior combines full-depth stone veneer with contemporary siding accents, articulated rooflines, and a covered front porch. The attached garage was integrated into the massing to maintain a cohesive façade and avoid a garage-dominant appearance.
For this project, the Summit model was executed with a clear focus on functionality and long-term flexibility, featuring 9-foot ceilings on both the main level and in the basement to enhance light, openness, and overall spatial quality. The main floor was built around a bright open-concept living, dining, and kitchen area, complemented by large windows, recessed lighting, and durable, refined finishes. The custom kitchen includes full-height cabinetry with crown detailing, quartz countertops, a patterned tile backsplash, while wide-plank flooring runs throughout the principal living areas. The primary bedroom features a private ensuite and generous walk-in closet. The lower level was purpose-built as a fully independent secondary living space, complete with a separate exterior entrance, two spacious bedrooms, a full bathroom with double vanity, a kitchenette, and a dedicated electrical panel. The basement layout and servicing were completed to ensure clear separation between living areas and to support future adaptability, resulting in a home that maximizes livability, income potential, and long-term value on this specific site.
